Mortgage Life Insurance vs Term Life Insurance in BC

Family of four at home

When you sign a mortgage in BC, your lender may offer you mortgage life insurance. It is optional. The bigger question is who gets the money if you die, and how much. Here is how lender mortgage life insurance compares with an individual term life policy, based on guidance from the Financial Consumer Agency of Canada (FCAC).

Key takeaways
  • Mortgage life insurance from a lender pays the lender, and the payout shrinks as your balance goes down.
  • A term life policy pays the people you name, for an amount you choose, and they can use it for anything.
  • You do not need mortgage life insurance to get a mortgage. Your lender cannot make it a condition.

How mortgage life insurance from your lender works

According to the FCAC, the lender is the beneficiary of mortgage life insurance. If you die, the payout goes to the lender and is used to pay off your mortgage. Your family does not receive the money directly.

The benefit equals the balance you still owe, so it gets smaller every year as you pay down the loan. Premiums are based on your age and mortgage amount when you apply. They are added to your mortgage payment and generally stay the same, even as the coverage drops. The coverage is tied to the mortgage and ends when the mortgage is paid off.

Do not confuse it with mortgage default insurance. Default insurance protects the lender if you stop making payments, and it is required when your down payment is under 20%. Mortgage life insurance is a separate, optional product.

BC home prices mean many families carry large mortgages. But a household needs more than the mortgage covered. Income, childcare, other debts and future costs all matter if a parent dies.

How term life insurance is different

  • You choose the amount. The death benefit stays the same while the policy is in force.
  • You name the beneficiary. The money goes to the people you choose, not to a lender.
  • Your family decides how to use it. They can pay off the mortgage, cover bills, or keep the home and invest the rest.
  • Premiums depend on you. Age, health and coverage amount all play a part. Depending on the policy, premiums may be fixed or rise with age.

The FCAC notes that an individual term policy could cost less than lender mortgage life insurance, depending on your age, health and how long you need coverage. The only way to know is to compare quotes for your own situation. You can get term life insurance quotes from Think Insurance and see the numbers side by side.

Questions to ask before you sign

Ask your lender or advisor

  • If I die, who receives the money, and how much would it be in 10 years?
  • Do my premiums stay the same while my coverage goes down?
  • What are the charges, and how do I cancel?
  • Does my workplace plan or another policy already cover me?
  • Are pre-existing conditions excluded from any disability or critical illness add-on?

The FCAC says mortgage disability and critical illness bundles usually do not cover pre-existing conditions and may exclude specific illnesses. Read the insurance certificate before you apply.

If you deal with a bank or federal credit union, federal consumer rules apply. Your lender needs your express consent, must tell you the charges and your option to cancel, and cannot force you to buy one product to get another. If your lender is not federally regulated, ask which rules apply to you.

What makes sense for a BC household

For most families, the real question is how much coverage the whole household needs. That includes the mortgage, other debts, income replacement and costs for children. A needs calculation gives you a starting number. Our life insurance page for Surrey families explains the main policy types.

If you already accepted lender coverage, you can still compare. Do not cancel any coverage until a new policy is approved and in force.
